Your garage isn't really a garage...

At Garage Conversions Glasgow we have found that many household garages are not actually used as the home for the family saloon or 4WD, but rather as a storeroom for broken furniture, old tyres, unused children’s toys and things that “might” get used again one day (but never do!). Does that sound like your garage?

Garage Conversion Glasgow has found that when our customers go through what is lurking in their garage it is pretty much all junk that they no longer need and can be disposed of, indeed they often wish they’d converted their garage to something much more useful years ago so don’t delay, call us today on 0141 280 4334.

Converting a garage creates more living space

Over the years cars have got ever wider whilst (single) garages have remained the same width, making it impossible to open the doors of your car in it nowadays, but while the car has outgrown your garage,a typical single garage is still around 150 sq ft. which offers the possibility of creating a significant amount of extra living space for you to add to your home. A double (or larger) garage can offer even more possibilities.

A garage conversion is cost-effective

The beauty of a garage conversion is that it’s more cost-effective than a traditional extension (or a loft conversion) as the foundations, walls and floor are already there and (in the majority of cases) planning permission is not required. It is a relatively inexpensive way of adding space to your home and allowing you to avoid the huge expense and inconvenience of moving house to get the additional room that you need.

A converted garage can add value to your home

In addition to the increase in living space and the savings over a typical extension, some independent property professionals estimate that it can add significant value to your home, by as much as £9,000 – £15,000 in some instances; so a garage conversion can be seen as a long-term investment in the value of your home.

How does a Glasgow garage conversion work?

It all starts with a call to Garage Conversion Glasgow on 0141 280 4334 and we will discuss briefly what kind of conversion you are looking for and arrange a home visit by one of our surveyors at a day and time convenient for you so that we can have a detailed discussion with you as to what exactly you require, answer any questions you have and offer as much help as possible before we survey your existing garage. We are construction industry professionals and believe that the quality of our work speaks for itself – unlike some conservatory and double-glazing companies we have absolutely no interest in “hard sell” tactics.

You then need architect to draw up the final, detailed plans for submission to the local authority – you can either hire your own or we can provide an introduction to an architect capable of drawing up garage conversion plans for you. The architect can submit the plans for a building warrant (approval of design and permission to build) to your local authority (a fee is payable) which is a legal requirement before a garage conversion in Scotland can proceed.

We will use this use a copy of these drawings to prepare a detailed written quotation for the work you have requested based solely on the architect’s design. Upon completion we will despatch it to you as quickly as we can and upon receipt you can call our surveyor if you have any questions or areas you would like to discuss or clarify in relation to it. We are always happy to discuss any aspect of our estimates prior to our contract being signed and work commencing.

Once you are satisfied with our quote, all we request is that you sign a contract for the works and value agreed and place a small deposit. We will help you submit the necessary arrange a site survey and agree a mutually-convenient start proposed start date, schedule the work into our calendar, order materials, arrange plant and skip hire. We will commence work on the agreed date with the conversion taking between two and five weeks (depending on the specific nature of the conversion and the amount of work involved). Please be advised, however, that we cannot begin any building works whatsoever until the necessary building warrant has been obtained from the relevant local authority (as it is a criminal offence to begin work without one).

Upon completion, one of our managers will inspect the conversion to ensure that it meets our standards and there are no items outstanding, then he/she will walk through the conversion with the customer to ensure that you are 100% happy. A completion certificate is sent to the local authority and a council building standards inspector will come out and check over the new room and that all has been built to the approved design. We will be available to resolve any issues as quickly as possible but we strive at all times to ensure that we get it right first time every time.

Frequently asked questions about converting garages

Here are some of the most common things we are asked about garage conversion in Glasgow by new clients:

Q. Does a garage conversion require planning permission?

A. In Scotland, most garage conversion do not require planning permission as it does not involve the creation of an additional structure. However, we would always advise that you check with your local authority planning department first before going ahead with any building work. Please note that planning permission is concerned purely with the location, looks and purpose of the building and its effect on the environment, it is not the same as a building warrant/building standards (see below).

Q. Do I need a building warrant?

A. Yes. The Building (Scotland) Regulations 2004 exist to ensure that building works are designed and built to national standards (e.g. in areas such as structural safety, drainage, light & ventilation) and it is the responsibility of the property owner to ensure that a building warrant has been obtained from the Building Standards Service of their local authority (this can usually be done online) prior to any works commencing. At Garage Conversion Glasgow we can help and advise you on how to obtain a building warrant from your local council. This is a very important legal requirement for any garage conversion to ensure full legal compliance – it typically takes around one month to obtain and is chargeable.

Q. How long will my garage conversion take?

A. A traditional single garage can usually be converted into a habitable room in approximately two weeks, depending on the extent of work involved. In the case of a larger garage, particularly where plumbing work is required, we would typically allow four-five weeks for completion.

Q. I have a double/triple garage, can I partially convert it?

A. Yes, we can do partial conversions on larger garages which allow you to use part of the garage for storage/parking and the remainder as a living space e.g. a man cave for the hubby with a workshop for his motorbikes or classic car.

Q. How much will a Glasgow garage conversion cost?

A. We treat each job as unique so we will meet with you and discuss your exact requirements so we can give you a fair and accurate estimate for your specific conversion. Less reputable firms may say that they’ll give you an “instant online quote” or a rough price over the phone but these are never an accurate reflection of what the work ends up costing. We firmly believe that a fully-costed and detailed written quotation is the only way of giving our customers a sensible price for their project.

Q. Do I need to arrange plumbers, electricians, kitchen fitters, etc. myself?

A. No, we arrange all of the trades necessary for your garage conversion ourselves either from our in-house staff or through our extensive network of trusted trade contacts. All of the trades we use are UK-trained, qualified and safety-registered to ensure your complete peace of mind and a professional result is delivered at all times.

Q. What are the payment arrangements?

A. Upon signing of our contract, we request a deposit to cover materials and then payment is via regular staged payments throughout the duration of the works with a final payment due upon satisfactory completion of the conversion.
